Town Hall Link Condo

Town Hall Link is the Government Land Sale site beside Jurong Town Hall in Jurong Lake District. It is a mixed-use plot where a winning developer will build homes together with offices and retail, and any future brand name, floor plans and prices will belong to that scheme.

The developer has not announced a project name. "Town Hall Link" is the road and GLS reference used while the tender is open, and the winning developer may choose a brand name after the award. Join the interest list and Davis Ng will tell you the day it is confirmed.

No developer has been chosen. URA launched the Town Hall Link tender on 3 July 2026, and submissions close at noon on 17 November 2026. Any developer name on other websites before the award is only speculation.

It is both. Town Hall Link is a commercial-led, mixed-use "white site": the homes sit within a larger integrated development that also includes offices, retail and other uses. For buyers, that means a condo home directly above and beside shops, workplaces and transport links.

Town Hall Link is in Jurong Lake District (District 22), beside the conserved Jurong Town Hall national monument and a planned new park. It is built around the Jurong East transport hub, close to JEM, Westgate and IMM, with Jurong Lake Gardens and Ng Teng Fong General Hospital nearby.

Jurong Lake District (JLD) is the largest commercial and mixed-use growth area outside the city centre, planned as Singapore’s second Central Business District with new offices, homes, parks and public spaces. Town Hall Link is the anchor site for its next phase, which is why an integrated home here is drawing early interest.

The final number is not confirmed. Market reports say the site could yield up to around 1,200 private homes alongside a large commercial component. That is an estimate, and the winning developer sets the actual count and unit mix after the tender is awarded.

The unit mix has not been released. A development like this would normally offer a range of compact-to-mid-sized layouts from 1-bedroom to 4-bedroom, but that is a general expectation, not a confirmed plan. Contact Davis Ng to receive the floor plans the day the developer publishes them.

There is no sales launch or showflat date yet. The tender closes at noon on 17 November 2026. The developer is named after URA awards the site, and a preview and showflat come after that. Contact Davis Ng to be notified as soon as a preview date is set.

There is no price yet because the site is still in open tender. Realion’s Justin Quek expects land bids of about S$1,100 to S$1,200 per square foot of potential GFA (an estimate, as reported by Stacked Homes), which is a land cost and not a selling price. Town Hall Link is offered on a 99-year leasehold, in line with the Government Land Sale site it sits on, with the lease running from the award of the tender. Full specifications will follow once a developer wins the Town Hall Link tender and moves towards launch.

Town Hall Link is designed around the Jurong East transport hub, served today by the North-South and East-West Lines, with the Jurong Region Line opening in phases and a future Cross Island Line connection planned. By road, the Pan-Island Expressway (PIE) and Ayer Rajah Expressway (AYE) are close at hand, with sheltered pedestrian and cycling links planned across the district.
